How fast can you demonstrate task completion across all of your managed water systems when asked?

Go to your company's BRS web address and enter your email address and password on the Building Record System screen. If you have forgotten your password, click Forgot Password? and follow the email — do not keep guessing, because repeated wrong attempts lock the account. See How to sign in.

Too many failed sign-in attempts lock the account for security. The message becomes Account Currently Locked. Only L8MS can unlock it — contact your provider. A password reset on its own does not unlock a locked account.

BRS data entry runs in a web browser and needs a connection — there is no separate offline mode in the web application. Where results are collected on paper or in a spreadsheet on site, enter them afterwards, or use Upload Work Sheet on the data entry screen to import a completed Excel sheet.

L8MS BRS is charged monthly based on your usage and is fully flexible (additions/subtractions) with no fixed contract term.

For one open site, use Site Information › Add to add a user with a site level and responsibility. For many sites at once, use User Restrictions from the Users List. The person must already exist as a user in the company.

It rebuilds the site's dated 52-week schedule from its current tasks. It replaces the existing generated plan and any manual date changes on it, and cannot be undone. It does not touch completed visits or recorded results. For a small change to one task, use Alter Tasks instead.

Record the Comments & Recommendations for that test (Standard Text helps), add a photo if useful, and if physical work is needed raise a remedial action with a type and description. See How to handle a non-conforming result.

A result outside its limits (a nonconformity), a scheduled test whose window passed with no result (missed test), results entered long after the visit (in arrears), an asset that could not be reached (no access), or a test marked not required. See Nonconformities and remedial actions explained.

Retire the test so it stops generating nonconformities — from Corrective Actions › Nonconformities (confirm test retirement) or Alterations › Close Tests. Only do this when the check genuinely no longer applies; for a temporary access problem, record a no-access nonconformity instead.

It is Complete (tests with a result) as a share of Total (tests scheduled) for the period. Both No Access and Blank count against completion, so a genuine no-access should still be recorded as a nonconformity and, where the check no longer applies, the test retired.
